What this is
A first-pass renovation budget extracted from a family-provided scope spreadsheet. It is useful as a minimum cosmetic scope, not as a full repositioning budget.
What the spreadsheet contains
The spreadsheet is a per-unit Home Depot materials + simple hourly labor budget. It covers kitchen, bathroom, paint, doors/closets/windows, electrical faceplates/GFCI, thermostat, smoke/CO detectors, and vent registers.
It does not appear to be a full building-level renovation budget.

Key critique
This is useful as a cosmetic/unit refresh allowance, but it is too narrow to underwrite the building.
Missing or likely understated categories:
- Permits and plan check
- Licensed electrical/plumbing/HVAC labor at real LA rates
- General contractor overhead and profit
- Demo, haul-off, protection, cleaning, punch work
- Drywall/plaster repair beyond basic patching
- Flooring throughout units
- Shower/tub tile, waterproofing, valves, drains, exhaust fans
- Panel/subpanel capacity, dedicated circuits, AFCI/GFCI/code upgrades
- Water heaters, sewer, drainage, pressure, shutoffs
- HVAC replacement or minisplits if needed
- Windows themselves, not just drapes/rods
- Exterior work: landscaping, lighting, irrigation, walkways, stairs, railings, paint/stucco
- Roof/gutters/waterproofing
- Laundry/common areas/mailboxes/trash/enclosures/security/cameras/access control
- Furnishing packages for furnished monthly rentals
- Internet/networking
- Appliances beyond the kitchen suite if laundry is included
- Contingency, sales tax, delivery, storage, theft/breakage
- Vacancy carry, insurance, utilities during rehab
Practical interpretation
Use the initial spreadsheet as a floor, not the budget.
For simple cosmetic refresh of all units, the sheet implies roughly $120k–$175k across 8 units before missing categories. A realistic repositioning budget for a premium furnished Brentwood monthly-rental product could be materially higher once systems, exterior, furnishings, permits, contingency, and professional labor are included.
