Seller / broker document requests
- Existing Certificate of Occupancy for the current 1958 8-unit building.
- Legal-unit documentation confirming all 8 units are legal.
- Full LADBS permit package and plan-check status for the prior 9-unit RTI/redevelopment project.
- Written explanation of why main new-building / MEP / demo permits were withdrawn/refunded in 2025.
- Written explanation of why grading/shoring permits show issued statuses despite withdrawn language.
- Any current/active permits, plan checks, or orders not obvious in the LADBS portal.
- LAHD RSO registration, rent registry, SCEP inspection history, and any notices/orders.
- Proof all units are vacant and vacancy was achieved legally.
- Tenant buyout, relocation, Ellis Act, surrender, or vacancy documentation if any.
- Existing leases, estoppels, surrender agreements, relocation agreements, vacancy declarations.
- Insurance claims, fire/water/mold reports, security/vandalism issues, or vacant-building incidents.
- Structural/seismic reports, soft-story determinations, walkway/stair/balcony reports.
- Utility records and service capacities: electrical, gas, water, sewer, internet.
- ADU feasibility materials, if seller claims ADU potential.

- Are all units truly vacant and cleanly so?
- Are there open LAHD/LADBS orders?
- Is the RTI/redevelopment value real or stale?
- Are there structural/waterproofing/system deficiencies that materially change the rehab budget?
