Seller / broker document requests

  1. Existing Certificate of Occupancy for the current 1958 8-unit building.
  2. Legal-unit documentation confirming all 8 units are legal.
  3. Full LADBS permit package and plan-check status for the prior 9-unit RTI/redevelopment project.
  4. Written explanation of why main new-building / MEP / demo permits were withdrawn/refunded in 2025.
  5. Written explanation of why grading/shoring permits show issued statuses despite withdrawn language.
  6. Any current/active permits, plan checks, or orders not obvious in the LADBS portal.
  7. LAHD RSO registration, rent registry, SCEP inspection history, and any notices/orders.
  8. Proof all units are vacant and vacancy was achieved legally.
  9. Tenant buyout, relocation, Ellis Act, surrender, or vacancy documentation if any.
  10. Existing leases, estoppels, surrender agreements, relocation agreements, vacancy declarations.
  11. Insurance claims, fire/water/mold reports, security/vandalism issues, or vacant-building incidents.
  12. Structural/seismic reports, soft-story determinations, walkway/stair/balcony reports.
  13. Utility records and service capacities: electrical, gas, water, sewer, internet.
  14. ADU feasibility materials, if seller claims ADU potential.
